Commercial Property Management

We offer this service to the investor that has a commercial property and would like someone else to assume the task of collecting rents, paying bills, utilities, etc... Upon contracting with Coldwell Banker Property Management, we instantly go to work for you! We will contact your tenants and inform to send their rental payments and any other monies due into our office beginning the next month. We will request all billing to be sent to our attention and will begin paying your bills immediately providing we have funds to do so. Should you have a vacancy and we become aware of someone looking for a commercial space to rent, we will refer that person directly to you or to your agent that has the rental listing!
Cost of this service is a one time set up fee of $250, plus 5% commission of the monthly gross rent collected.

Residential Property Management

PACKAGE A: FULL SERVICE PROPERTY MANAGEMENT
Our most popular service for investment property owners is our Full Service Property Management! We offer this service to the investor/homeowner that has a home as an investment, but would rather not have the day-to-day worries and maintenance. Whether you plan to eventually live in your home or keep it strictly for investment purposes, this service is perfect for you! Upon contracting with Coldwell Banker Property Management, we instantly go to work for you! We advertise your property, screen your potential tenants, do interior and exterior inspections, do thorough turnover inspections, use qualified personnel for maintenance, collect rent and deposits, send you monthly reports of your account, recommend maintenance to help ensure that your investment retain it value and much, much more! In the unfortunate event that we have to involve the legal system, we have access to the documents needed and attorneys should you not want to or you cannot handle the situation directly. As of a few years ago, property managers can no longer appear for or represent the owner in court. We can, however, go with you or the attorney as a witness that has the files.
Cost of this service is a one time set up fee of $250, plus 10% commission of the monthly gross rent collected. All fees collected from you or the tenant are explained in detail in the Property Management Agreement.

PACKAGE B: ONE TIME PROPERTY MANAGEMENT
We also offer One-Time Property Management for investors of property who maintain their property themselves, but just would like assistance with finding a tenant. With this service, we will perform an initial inspection of the property to ensure its health and safety condition and rentability, advertise your property, screen potential tenants, present them to you for approval, collect initial rent due and any deposits due, negotiate the lease terms, complete the rental agreement, and have the tenant move in. Once the tenant moves in and all is fine, we will transfer any/all monies less our fee to you along with copies of all documents. From this point forward, you are the Landlord and handle all situations and maintenance directly with the tenant. Once the file is transferred, we have no further obligation to you or your tenants. We will provide a copy of the Arizona Landlord Tenant Act.
Cost of this service: One half of one month's gross rent, with the first $250 payable at the time the property management contract is signed and the balance due when contract is fulfilled.

Agreements, Contracts, and Leases
We have a standard rental agreement and a customized lease that we have developed over the years and is approved by the Arizona Department of Real Estate. Our Management Agreement has also been approved by the Arizona Department of Real Estate and covers many important issues for your information. We sign rental agreements and leases on your behalf. Leases and rental agreements are confirmed to you in writing with the originals field in our office.


Assigning Tenant(s) Responsibility
We take precautions and qualify tenants before renting your property to them by doing credit checks, contacting former landlords, and employment verifications. We collect rent in advance and deposits for security, cleaning and pets as appropriate. No refund is made until the unit is checked. Anything out of the ordinary is noted and the matter taken up with the tenant. Normal wear and tear is expected in rental properties, but anything over and above what is considered normal wear and tear is charged to the tenant. The tenant is responsible for the entire period of the lease. In the event of an early termination, by the tenant, we make every effort to re-rent the property and collect the rent from the terminating tenant until re-rented.
